Garage Conversion and Side Extension
Project Details
This project involves the structural design and architectural planning for the conversion of an existing garage and the construction of a side extension for a two-story residential property. The comprehensive scope required modern engineering solutions to facilitate the removal of internal load-bearing walls, creating an open-plan kitchen and dining area, and the removal of a chimney breast. The primary structural modifications utilize high-strength S355 structural steel beams (UKB 203x102x23) supported by S275 steel spreader plates (300x100x20mm) and Catnic lintels to ensure load distribution and structural stability. The design process included rigorous structural analysis for the entire assembly in accordance with Eurocodes (BS EN 1990–1997) and British Standards. The engineering ensures the structure can safely withstand environmental loads, including a characteristic ground snow load of 0.37 kN/m² and peak wind velocity pressures of up to 0.70 kN/m². A new foundation system was designed featuring C30 reinforced concrete wall footings (WF1) measuring 600mm wide by 800mm deep to perform reliably under a presumed soil bearing capacity of 100 kN/m². Additionally, specialized steel gallows brackets (50x50x4mm RSA) were engineered and verified using Hilti PROFIS Engineering to securely support the remaining chimney structure.

The scope of services included the preparation of structural analysis, design calculations, and structural drawings for the proposed structural modifications and new structural components. Structural calculations considered loading analyses for wind, snow, dead, and live loads in accordance with applicable building codes and site conditions. The work involved the structural analysis and design of all new structural components, including foundations, bearing walls, beams, lintels, padstones, and other supporting elements to ensure adequate strength, stability, and proper load transfer throughout the structure. The services also included the preparation of structural drawings consisting of the foundation plan, ground floor plan reflecting proposed beams above, floor framing plan, and structural details, notes, and specifications required to clearly communicate the design intent and construction requirements.
