This project involves the comprehensive structural addition and interior reconfiguration of an existing two-story single-family residence. The scope of work includes a 727 sq. ft. second-story addition, a 191 sq. ft. first-floor expansion (comprised of 55 sq. ft. and 136 sq. ft. segments), and the construction of a 100 sq. ft. front porch. The design also features a significant reconfiguration of designated interior walls on both the first and second floors to optimize the living space. The architectural design was engineered to comply with the 2022 California Building Code (CBC), 2022 California Residential Code (CRC), and related jurisdictional ordinances for the City of Newark. Key structural and safety enhancements include the installation of an earthquake-actuated gas shut-off valve and upgraded electrical grounding with an 8′ driven grounding rod. Material specifications require new construction to match existing conditions, including three-coat exterior stucco, 4:12 pitch roofing with a radiant barrier, and architectural foam moldings. Modern energy efficiency standards are integrated through Title-24 compliant glazing and high-efficiency lighting systems featuring photo-voltaic “dusk-to-dawn” sensors. Notable interior features include a vaulted ceiling in the new master bedroom and the integration of “Nana-Wall” folding glass systems to enhance indoor-outdoor connectivity.

Services Provided

The scope of services includes the preparation of comprehensive structural calculations and structural drawings for the proposed project. Structural calculations shall include complete loading analyses for wind, seismic, snow, dead, and live loads in accordance with the applicable building codes and project site criteria. The work shall encompass the structural analysis and design of all structural elements, including foundations, shear walls, load-bearing walls, columns, beams, floor joists and headers, stair stringers and guard anchorage, roof rafters or trusses, collectors and chords, and all required connectors. The design will address both gravity and lateral force-resisting systems, including diaphragm action, uplift and overturning checks, load path continuity, and connection detailing to ensure a safe, stable, and code-compliant structure.

Structural drawings shall include a Foundation Plan identifying footing and foundation layout with reinforcing and anchorage requirements; a Second Floor Framing Plan; a Roof Framing Plan; First and Second Floor Shear Wall Layout Plans; and Structural Building Section Views in both longitudinal and cross-sectional directions to clearly illustrate vertical and lateral load paths. The drawing set will also provide typical structural details, general notes, and technical specifications necessary for permitting, coordination, and construction, ensuring clarity for plan review and accurate field implementation.
