Project Details

This project involves a multi-story addition and interior reconfiguration of an existing single-family residence. The comprehensive scope includes a 210 SF first-floor addition designed to reconfigure the kitchen and add a dedicated laundry area. The second story was expanded by 544 SF to accommodate a new bedroom, bathroom, and walk-in closet, alongside a new 94 SF second-floor patio. The structural design utilizes wood-frame construction, incorporating both 2×4 and 2×6 stud walls integrated with the existing building shell. The assembly is supported by reinforced concrete foundations featuring continuous footings and stem walls designed in accordance with the 2022 California Residential Code (CRC). To meet stringent safety standards, the engineering includes 1-hour fire-rated wall assemblies for exterior walls located within specific distances of the property lines. Compliance with the 2022 California Green Building Standards Code (CALGreen) was a primary focus, requiring the installation of water-conserving plumbing fixtures and the implementation of a construction waste management plan aimed at recycling at least 65% of debris. Additionally, the project site design incorporates stormwater Best Management Practices (BMPs) to protect the public right-of-way and existing conveyance systems from sedimentation and construction-related discharges in accordance with City of San Diego standards.

Services Provided

The scope of services included the preparation of comprehensive structural calculations and structural drawings for the proposed project. Structural calculations included detailed loading analyses for wind, seismic, snow, dead, and live loads in accordance with applicable building codes and site-specific design criteria. The work involved the structural analysis and design calculations of all primary and secondary structural elements, including but not limited to foundations, shear walls, load-bearing walls, columns, beams, floor joists, headers, stair stringers, guardrail posts, trusses or rafters, and all required connectors. These calculations ensured that all structural components were adequately designed to safely resist gravity and lateral loads and provided a continuous, stable, and code-compliant load path throughout the structure.
Structural drawings were prepared to clearly communicate the structural layout and construction requirements for permitting and construction. The drawing set included a Foundation Plan indicating the layout and configuration of the foundation system; First Floor and Second Floor Framing Plans showing the arrangement of beams, floor joists, and supporting structural members; and a Roof Framing Plan identifying rafters, trusses, and other roof structural components. The drawings also included First Floor and Second Floor Shear Wall Layout Plans indicating the location and extent of the lateral force-resisting system. In addition, the set included Structural Building Section Views (longitudinal and cross-sections) illustrating the vertical relationship and load transfer between structural components. The drawings were supplemented with typical structural details, general notes, and specifications necessary to guide permitting, construction, coordination, and ensure compliance with applicable codes and the structural design intent.
