Project Details

This project involves the structural design and engineering of a new three-story single-family residence. The comprehensive scope required modern engineering solutions for a structure reaching a maximum roof height of 30′-0″ above finished grade. The primary structural assembly utilizes Douglas Fir Larch (No. 1 for beams and No. 2 for joists/rafters) integrated with engineered wood products including Parallam PSL, LVL, and TJI beams. The exterior envelope features a combination of stucco and stone finishes over 15/32″ structural plywood sheathing. The design process included rigorous structural analysis to ensure compliance with the California Building Code (CBC 2022), International Building Code (IBC 2021), and ASCE 7-16 provisions. The structural elements were engineered to safely withstand environmental loads, including wind speeds of 95 MPH (Exposure B) and significant seismic activity designated under Seismic Design Category D (SS = 1.47, S1 = 0.533). The foundation system features independent reinforced concrete pad footings and combined footings designed with a minimum compressive strength of 2,500 PSI to perform reliably under site-specific soil conditions. The structure also incorporates a fully adhered TPO roofing system with poly iso rigid insulation and modern aluminum/glass guard rail systems.

Services Provided

The scope of services includes the preparation of comprehensive structural calculations and structural drawings for the proposed structure. Structural calculations shall include complete loading analyses for wind, seismic, dead, live, and roof loads in accordance with the applicable building codes and project site conditions. The work shall encompass the structural analysis and design of all primary structural elements, including foundations, shear walls, load-bearing walls, columns, beams, floor joists, headers, stair stringers, guardrail posts, roof rafters or trusses, and all necessary connectors. These calculations will ensure that all structural components are properly designed to safely resist gravity and lateral loads while maintaining a continuous and code-compliant load path throughout the building.

Structural drawings shall include a Foundation Plan indicating the layout and configuration of all foundation elements; Floor Framing Plans for the 2nd and 3rd floors showing the arrangement and sizing of beams, joists, and supporting members; and a Roof Framing Plan illustrating the structural layout of roof rafters or trusses and associated framing components. The drawing set shall also include Shear Wall Layout Plans for the 1st, 2nd, and 3rd floors to clearly identify the lateral force-resisting system and wall locations. In addition, Structural Building Section Views, including both longitudinal and cross-sections, will be provided to illustrate vertical load paths and structural relationships between floors and roof systems. The drawings will further include typical structural details, general structural notes, and specifications necessary for permitting, coordination, and construction implementation, ensuring clarity of the design intent and compliance with applicable codes and project requirements.
