This project involves the structural analysis and design for a proposed addition and remodel to an existing residential property. The scope of work required engineering solutions for an addition at the existing deck and roof overhang, integrating a structural framework of Douglas-Fir Larch lumber and Parallam PSL beams. These elements are supported by a foundation system comprising new concrete pad and wall footings, alongside an evaluation of the existing retaining walls to ensure they meet modern performance standards under high seismic demands.

The design process involved a rigorous assessment of the existing and new structural systems to ensure compatibility with Seismic Design Category E requirements. The structural members were engineered in strict accordance with the California Building Code (CBC) and ASCE 7 seismic provisions, with a primary focus on safety, serviceability, and structural stability. Extensive attention was dedicated to lateral load resistance through specialized shearwall design and intricate connection detailing, utilizing high-capacity Simpson Strong-Tie hardware to ensure the building’s overall resilience against significant seismic and wind forces

Services Provided

The scope of work includes preparation of structural calculations and drawings for the project. Structural calculations shall cover loading analysis and the analysis and design of all structural components from the mid-level floor and below only. This includes, but is not limited to, floor joists, shear walls, load-bearing walls, floor beams, posts, pad footings, and all required connectors. Structural drawings shall include an updated foundation plan to reflect the mid-level floor modifications, a mid-level floor framing plan to be incorporated into the existing plans, and a mid-level shear wall layout plan to be added to the current drawing set. The scope also includes updates to typical structural details, notes, and specifications as necessary to accommodate the mid-level floor work.
