Project Details

This project consists of the architectural and structural design for a new two-story residential home encompassing 3,513 sq. ft. of total floor area. The residence is designed to accommodate four bedrooms, an office/library, a yoga room, and 3.5 bathrooms, and it is accompanied by a detached 672 sq. ft. two-car garage located on a vacant lot. The architectural design incorporates modern elements, including flat membrane and standing seam metal roofs, wood siding, and expansive glass elevations. The structural scope involved a comprehensive loading analysis and engineering of the complete building assembly, including floor and roof framing systems, lateral resisting components, and foundations. Primary structural members utilize Douglas Fir-Larch lumber for joists and columns, integrated with high-strength 24F-V4 Glulam beams for major spans and headers. Lateral stability is achieved through the use of structural wood panel shear walls designed using the segmented method to resist environmental forces. Engineering and design were performed in accordance with the 2016 California Building Code (CBC), IBC 2015, ASCE 7-10, and ACI 318-14 standards. The structure is engineered to withstand a basic wind speed of 110 mph (Risk Category II) and meets the rigorous requirements for Seismic Design Category D. The foundation system utilizes reinforced concrete wall footings, pad footings, and integrated retaining walls designed to perform reliably under a gross allowable soil bearing capacity of 1,500 psf.

Services Provided

The scope of services included the preparation of structural analysis, design calculations, and structural drawings for the proposed structure. Structural analysis considered wind, snow, seismic, dead, and live loads in accordance with the applicable building code and project-specific design criteria. The work included the analysis and design of all primary structural components, including foundations, retaining walls, columns, beams, floor joists/slabs, load-bearing walls, and roof rafters/trusses, to verify adequate strength, stability, and serviceability under all applicable loading conditions. The services also included the preparation of structural drawings consisting of the foundation plan, floor framing plan, roof framing plan, structural details, and general structural notes and specifications to clearly communicate the design intent and construction requirements for permitting and construction.
