T2T Saratoga House (4 Bedroom House)
Project Details
This project involves the structural design and engineering of a four-bedroom single-family residence known as the Saratoga House. The comprehensive scope required modern residential engineering solutions for a total footprint of 3,546.33 sq. ft., encompassing primary living spaces, a two-car garage, and integrated outdoor living areas including a covered porch and patio. The foundation system features a poured concrete slab-on-grade design supported by specifically engineered reinforced concrete footings, stemwalls, and pedestals. The primary structure utilizes a wood-framed assembly with exterior walls constructed of 2″ x 6″ studs at 16″ O.C. to accommodate R-19 batt insulation and ensure structural durability. The roof system is comprised of pre-engineered wood trusses spaced at a maximum of 24″ O.C., supporting a 6/12 pitch and finished with 30-year architectural asphalt shingles over 1/2″ sheathing. The structural elements were engineered in accordance with the International Building Code (IBC 2018/2021) and ASCE 7-16 provisions to ensure the residence can safely withstand environmental loads. The design provides stability against wind speeds of 115 MPH and accounts for a ground snow load of 20 PSF. Thermal performance is optimized through a comprehensive insulation plan, including R-38 blown-in glass fiber for the ceiling and R-21 batt insulation for exterior frame walls. The exterior envelope is finished with “Hardie” lap siding and trim boards, providing a durable and aesthetically modern residential aesthetic.

Services Provided
The scope of services included the preparation of structural analysis, design calculations, and structural drawings for the proposed structure in accordance with the applicable adopted Building Code and ASCE 7. Structural analysis considered all required gravity and lateral loads, and included the design of primary and secondary structural elements such as foundations, slabs, load-bearing walls, columns, beams, lintels, floor systems, roof framing, and structural connections. Geotechnical recommendations were incorporated into the design, including allowable soil bearing pressures, footing depths, slab support requirements, and seismic site classification. Structural calculations were prepared to support permit submission and review by the Authority Having Jurisdiction (AHJ). The services also included the preparation of structural drawings consisting of foundation and footing plans, floor framing plans for all levels, roof framing plans, and shear wall and lateral force-resisting system layouts. Structural sections, details, notes, and specifications were provided, together with coordination of the structural design with the architectural drawings to facilitate permitting, construction, and project implementation.
