Project Details

This project involves the structural renovation and exterior expansion of an existing single-family residence in San Diego, California. The scope encompasses interior structural modifications, including reconfiguring walls and ceilings, raising a sunken living room slab with a new C.I.P. concrete slab, and replacing a non-permitted pool with a new 200 sq. ft. reinforced concrete pool and spa. These structural changes accommodate a remodeled kitchen, updated bathrooms, and new laundry connections.

The engineering design utilized Douglas Fir-Larch lumber for wall framing and 4×10 DF No. 1 headers for structural openings. The pool’s foundational system features a 10-inch thick raft slab foundation and 8-inch thick reinforced concrete walls, utilizing 3,000 psi concrete and #4 steel reinforcement to ensure long-term stability.

All structural elements were engineered in strict accordance with the 2022 California Building Code (CBC) and the 2022 California Residential Code (CRC). Given the site’s classification in Seismic Design Category D, the analysis utilized the Equivalent Lateral Force Method to ensure safety under high seismic loads. Additionally, the design factored in wind speeds of 96 MPH, providing robust lateral resistance through structural plywood shear walls and specialized Simpson Strong-Tie HDUE3-SDS3 holdowns.

Services Provided

The scope of services includes the preparation of structural calculations and structural drawings for the proposed pool structure. Structural calculations shall include loading analyses for dead, live, and applicable lateral loads in accordance with the 2022 California Building Code (CBC) and ASCE 7-16, as well as the structural analysis and design of the new pool shell. This includes determination of wall and floor thicknesses, reinforcement layout, and consideration of hydraulic loads. Structural drawings shall consist of pool structural plans and sections, detailed reinforcement drawings for pool walls, floor, and steps, and general structural notes, specifications, and applicable code references necessary for permitting and construction.
