Project Details

This project involves a comprehensive structural renovation and expansion of an existing single-family residence located in Carlsbad, California. The scope of work encompasses the structural design of new roof framing, shearwalls, floor joists, columns, beams, and headers, as well as a foundation system specifically engineered to support a 430 sq. ft. addition situated over the existing garage. These structural modifications facilitate an updated interior layout including a kitchen, dining room, and renovated bedroom and bathroom spaces.

The engineering process utilized advanced wood framing solutions, primarily employing Douglas Fir (DF) lumber (grades No. 1 and No. 2) and 24F-V4 DF Glulam for critical headers. The lateral force-resisting system incorporates structural plywood sheathing and a detailed shear wall schedule. The foundation was enhanced with new pad footings (ranging from 1’6” to 3’4” square) and wall footings, all utilizing 3,000 psi concrete and steel reinforcement to ensure stability under new and existing loads.

All structural elements were engineered in strict accordance with the 2022 California Building Code (CBC), the 2022 California Residential Code (CRC), and ASCE 7-16 seismic provisions. Given the site’s classification under Seismic Design Category D, the analysis utilized the Equivalent Lateral Force (ELF) Method to ensure safety under high seismic demands. Additionally, the design accounted for wind speeds of 96 MPH, focusing on robust lateral resistance and precision connection detailing through the use of specialized Simpson Strong-Tie components, including CBSQ, CPT66Z, and ECCLQ connectors.

Services Provided

The scope of services includes the preparation of comprehensive structural calculations and structural drawings for the project. Structural calculations shall consist of loading analyses, including wind, seismic, snow, dead, and live loads, and the structural analysis and design of all structural elements, including foundations, shear walls, load-bearing walls, columns/posts, beams/headers, floor joists, stair stringers and guard anchorage, roof rafters or trusses, collectors/chords, and connectors. Structural drawings shall include a foundation plan, second-floor framing plan, roof framing plan, first- and second-floor shear wall layout plans, longitudinal and cross-sectional building sections, and typical structural details, notes, and specifications necessary for construction and permitting.
