Project Details

This project encompasses the comprehensive architectural and structural design for a new Accessory Dwelling Unit (ADU) and a multi-car garage addition at the Elrod Residence. The structural scope includes a 970 sq. ft. ground-floor garage and a sophisticated living space featuring a master suite with a walk-in closet, multiple bedrooms, and a modern kitchen. Significant emphasis was placed on outdoor living, integrated through a 215 sq. ft. deck and a massive 1,300 sq. ft. rooftop deck. The rooftop area is engineered with a TPO membrane roofing system set at a 2% slope for efficient drainage and is bordered by 3′-6″ high guardrails featuring metal posts and steel cables. The engineering requirements involved detailed foundation plans for both house and pool levels, utilizing reinforced concrete footings and specialized retaining wall designs (RW-1, RW-2, RW-3) to manage site topography. The primary structure consists of 2×4 wood-framed walls with a stucco exterior finish, supported by an extensive network of shear walls, floor joists, and beams. Modern structural solutions, such as HFX details and a comprehensive fastener schedule, ensure the assembly meets all lateral load and seismic requirements. Additionally, the design includes a wood pergola supported by steel posts, further enhancing the architectural integration of the new structures with the existing residence.

Services Provided

The scope of services included the preparation of structural analysis, design calculations, and structural plans for the proposed development. Structural analysis considered wind, seismic, snow (where applicable), dead, and live loads in accordance with the governing building code and applicable design standards. The work involved the analysis and design of all structural elements, including foundations, slab-on-grade systems, columns, beams, floor framing, roof framing, roof deck framing, wood pergola framing, stair framing, shear walls, diaphragms, holdowns, chords, and connectors, to ensure adequate strength, stability, and code compliance. Services also included the structural design of the new swimming pool and hot tub shell, as well as the evaluation of the existing retaining wall and the design of a new full-width retaining wall system, either as a replacement or integrated with the existing wall, subject to site conditions and constructability requirements. Structural drawings were prepared to illustrate the design and included foundation plans, second-floor framing plans for the ADU level, third-level and roof framing plans for the open roof deck and pergola, stair framing plans and details, shear wall layout plans for all levels, retaining wall plans and sections, pool and hot tub structural plans and sections, building section views, and typical structural details, notes, and specifications necessary for permitting, coordination, and construction.
