Project Details
This project involves the structural analysis and design of a two-story residential building and integrated shop totaling 7,310 square feet. The residence includes 4,066 sq. ft. of living space and a 3,244 sq. ft. non-living area comprising a shop and covered patio. The primary structural system integrates timber framing using Douglas Fir-Larch and high-strength glulam beams for primary load-bearing members. Exterior finishes feature vertical metal siding and metal roofing over structural wood sheathing. The comprehensive engineering analysis was conducted in accordance with the International Building Code (IBC 2021), ASCE 7-16, and the Washington State Building Code 2021. Structural elements were evaluated for Seismic Design Category D, utilizing wood structural panel shearwalls integrated with Simpson Strong-Tie HDU hold-downs and coil straps. The gravity load path features 11 7/8″ TJI engineered wood joists and a foundation system of reinforced concrete wall and pad footings. All foundation components were engineered to perform reliably under a specified soil bearing capacity of 1,500 psf.

Services Provided
The scope of services included the preparation of structural calculations and structural drawings for the proposed structure. Structural analyses considered seismic, dead, and live loads in accordance with the applicable design criteria and governing building codes. The work involved the analysis and design of all new structural elements, including foundations, columns, beams, bearing walls, shear walls, slabs or floor joists, braces, and structural connections to verify adequate strength, stability, and load transfer throughout the structure. The services also included the preparation of structural drawings consisting of foundation plans, floor framing plans, framing elevations by gridline, and structural details, notes, and specifications necessary to communicate the design intent and support coordination, permitting, and construction implementation.
