Project Details

This project involves the comprehensive structural analysis and design for the proposed New Life Resale Boutique for CVRM. The engineering scope includes the detailed design of the building’s canopy, shear walls, beams, columns, and foundation system. The primary structural framing utilizes high-quality timber, specifically Douglas Fir-Larch beams (e.g., 6×12 No. 1), Parallam PSL headers, and standard wood columns. The roofing system is constructed with manufactured wood trusses spaced at 24″ O.C. and 15/32″ Structural-1 plywood sheathing. The design process adhered to rigorous engineering standards, including ASCE 7-16, ACI 318-19, IBC 2018, and the 2022 California Building Code (CBC). The structure was engineered to withstand significant environmental loads, specifically a basic wind speed of 130 MPH for a Special Wind Region and requirements for Seismic Design Category E. Lateral load resistance is provided by a bearing wall system utilizing wood shear walls integrated with Simpson Strong-Tie hold-downs (models HDU2 and HDU4) to ensure structural stability. The foundation system consists of reinforced concrete wall and pad footings designed for an allowable soil bearing pressure of up to 1,800 psf.

Services Provided

The scope of services included the preparation of structural calculations and structural drawings for the proposed structure in accordance with the applicable building design project requirements. Structural calculations included complete loading analyses for wind, seismic, dead, and live loads to determine the governing design forces acting on the structure. The work encompassed the structural analysis and design calculations for all primary structural elements, including foundations, shear walls, load-bearing walls, columns, beams, headers, trusses or rafters, and required connectors. These calculations verified the adequacy of each structural component and ensured a continuous and code-compliant load path capable of safely transferring gravity and lateral loads to the supporting foundation system. Structural drawings were prepared to clearly illustrate the structural design for permitting, coordination, and construction. The drawing set included a Foundation Plan identifying the layout and dimensions of the foundation elements; a Roof Framing Plan indicating the arrangement of trusses or rafters, beams, and associated framing members; and a Shear Wall Layout Plan illustrating the location and configuration of the lateral force-resisting system. The drawings also included a Structural Building Section View to clarify vertical load paths and framing relationships, along with typical structural details, general structural notes, and technical specifications necessary to guide proper construction and ensure compliance with applicable codes and engineering standards.
