Many homeowners and even some first-time developers assume that the drawings their architect produces are the only plans a project needs. Then the permit application stalls, and the building department asks for a separate structural set stamped by a licensed engineer. The confusion is understandable. Both sets show the same building, often at the same scale, and both look like technical plans full of lines and dimensions. Yet they answer two very different questions. Architectural drawings define what the building looks like and how people use it. Structural drawings define how the building stays standing and resists the forces acting on it. This article explains the distinction, what each set controls, where the two overlap, and why nearly every permitted project of meaningful scope requires both. What Architectural Drawings Define

Architectural drawings communicate the design intent of a building. They establish the floor plan, room layouts, door and window locations, ceiling heights, finishes, and the way occupants move through the space. They also address life safety and code compliance items such as egress paths, fire ratings, accessibility, and occupancy classification under the International Building Code (IBC). The architect coordinates the overall vision and confirms that the building meets zoning setbacks, height limits, and use requirements.

What architectural drawings generally do not contain is the engineering that proves the structure can carry load. An architectural plan may show a large open living area with a flush ceiling, but it will not tell the contractor what beam carries the floor above, how that beam is sized, or how its reactions transfer down to the foundation. Those answers come from the structural set. The architectural drawings set the geometry and the constraints. The structural drawings then make that geometry physically buildable.

What Structural Drawings Define

Structural drawings are prepared by a licensed structural or civil engineer and carry the engineer’s stamp and signature. They define the load path, the system that carries gravity and lateral forces from the roof all the way down to the soil. They specify member sizes, connections, reinforcement, anchorage, and the design loads used in the analysis. A structural set typically includes a foundation plan, framing plans for each level, shear wall and brace locations, schedules for beams and columns, and detailed connection drawings.

These drawings are governed by IBC Chapter 16, which sets the structural design requirements, and by ASCE 7 for load determination, including dead, live, wind, snow, and seismic loads. Material design follows the relevant standard: ACI 318 for reinforced concrete, AISC 360 for structural steel, the NDS for wood, and TMS 402 for masonry. IBC Section 1603 also requires that the construction documents state the design loads and key structural criteria directly on the drawings so a reviewer can verify them.

Where the Two Sets Overlap and Why Coordination Matters

The architectural and structural sets describe the same building, so they must agree. A wall shown on the architectural plan that turns out to be load bearing must appear as a supporting element on the structural plan. A window opening in a braced wall line reduces the available shear wall length, which the engineer must account for. When the two sets disagree, the conflict usually surfaces during construction, which is the most expensive moment to discover it.

This is why coordination between the architect and the structural engineer is essential rather than optional. The engineer sizes members based on spans and loads taken from the architectural geometry. If the architect later moves a wall or enlarges an opening, the structural analysis may no longer be valid. Good practice is to lock the architectural layout before the structural design is finalized, then route any later changes back through the engineer. A revised plan that skips this step risks an under-designed beam or an insufficient lateral system.

Why Both Are Required for Permit

For most projects beyond minor cosmetic work, a building department will not issue a permit on architectural drawings alone. IBC Section 107 requires construction documents adequate to show that the work conforms to code, and for any project that alters the structure, that means engineered structural drawings with supporting calculations. Plan check reviewers examine the structural set to confirm the load path is complete, the members are adequately sized, and the lateral system resists wind and seismic demands. A common reason plans fail review is an incomplete or missing structural package, not a flaw in the architecture.

Projects such as second-story additions, removal of load bearing walls, new accessory dwelling units, decks, retaining walls, and most ground-up construction all trigger this requirement. The structural engineer does not replace the architect. The two roles are complementary. The architect shapes the space, and the engineer guarantees it will stand safely under the loads the code requires it to carry.

How to Tell Which Drawings Your Project Needs

A useful rule of thumb is to ask whether your project changes how loads travel through the building. If you are only updating finishes, replacing cabinets, or repainting, an architectural scope may be all that the building department asks for. The moment you alter the structure, the picture changes. Removing or moving a wall, cutting a new opening, adding a level, extending a footprint, or supporting new equipment all change the load path and require a structural set.

When in doubt, the safest approach is to have a structural engineer review the proposed architectural plans early. An hour of review at the concept stage often prevents weeks of delay later. The engineer can confirm which walls are load bearing, flag openings that weaken the lateral system, and identify foundation work the architectural drawings did not anticipate. This early coordination is far cheaper than redesigning members after the building department rejects an incomplete submittal. It also gives the architect firm constraints to design within, which produces a cleaner, more buildable final set.
